Eco-Upgrading Non-Traditional Homes in Newport

The regeneration of non-traditional homes can pose challenges for social housing providers, particularly when combined with specialist works such as insulation and asbestos removal.

Westdale Midlands were contracted to refurbish nine non-traditionally constructed properties by Newport City Homes. Despite being impacted by the pandemic and a changing scope of work, the homes were regenerated to a high standard within one year. 

This provided quality of life improvements for residents, as well as improving the aesthetics of the street and area with environmental works.

Principal Design & Contract

As Principal Contractor and Principal Designer, Westdale managed the delivery of in-house resources as well as local supply chains, as well as ensuring that we planned the project correctly from start to finish. 

This involved developing the Construction Phase Plan and completing all statutory notifications including HSE F10, liaison with utilities, planning permissions, building control regulations and the control of asbestos.

Practical Solutions

The work involved removing asbestos contaminated material around soil and vent pipes, extraction of cavity wall insulation which had broken down, insertion of new cavity blown wall insulation and re-roofing, as well as External Wall Insulation (EWI).  

The external wall insulation work involved removing existing over-door canopies and refitting with new GRP canopies. In addition, the use of ArtBrick was used to create quoins on the elevation corners and the walls beside the front door. This enhanced the appearance of the properties and complimented the white texture finish chosen by the client.

Environmental Extras

Extensive environmental works were added midway through the project, which included retaining walls, concrete paths and other garden landscaping. Under stores at the rear of the properties were rendered, and failed lintels above front doors were removed and replaced. 

As a result of our capacity, breadth of skill and experience, the addition of these environmental works could be smoothly added into the overall plan and executed swiftly.
